New ConstructionIn effort to protect home owner's investments and promote the collective aesthetic appeal of the neighborhood the HOA board has formed a new Architectural Control Committee. This committee will ensure that all new construction in the neighborhood is in compliance with current deed restrictions and that any new homes do not adversely effect the value or enjoyment of surrounding homes or of the collective neighborhood.
Builders are required to provide the following information to the ACC prior to beginning construction: 1.) Site Plan 2.) Floor Plan 3.) Elevation Plan 4.) Exterior Perspectives 5.) Roof Plan 6.) Landscaping Plan 7.) Fence Plan 8.) Remodels/Landscaping ChangesAny remodels in Section III and above require the approval of the ACC. The following changes are subject to such approval:
1.) Landscaping Changes 2.) Flat Work (Driveways, Walkways, etc...) 3.) Floorplan Changes 4.) Elevation Changes 5.) Windows Placement Changes 6.) Additions (1st or 2nd Story) 7.) Addition of Guest Home/Pool House 8.) Construction or Alteration of Fence The ACC will seek to ensure that any changes listed above are in keeping with the aesthetic standard of the neighborhood and that such changes do not affect or hinder the value or enjoyment of surrounding properties. The ACC recommends that any changes be submitted regardless of their status as it relates to the above list. This is to ensure that problems are avoided or addressed before any expenses are incurred. According to Paragraph numbered 20 of The Declaration Of Convenants, Conditions, And Restrictions For Mockingbird Heights, Section 3 And Following "Front yards of residents in the Subdivision must be 50% grass or shrubs".
